Property Manager
Manage the day-to-day operations of an 800,000 square foot Class A commercial office property on behalf of an international investment group. Supervise a 6-member team in preparing and administering the annual business plan. Oversee the production of all reporting packages including short and long-term cash flow projections, detailed variance analysis and various financial reports. Directly involved in all tenant relation issues, management of vendor services and other property performance issues.

HI-VAC OFFICE PARKS - San Francisco, California 6/97 - 1/98

Assistant Vice President
Managed a portfolio of properties consisting of a 500,000 square foot commercial office and retail property and three low-rise office properties.

  • Achieved a score of 3.5 out of 4.0 in tenant surveys, which placed the portfolio in the top two in the country under HI-VAC management.
  • Successfully implemented a retrofit of a building energy management system, including the installation of a new chiller. Worked with the local utility company to receive the maximum allowable utility rebate.
  • Leased 37,000 square feet of new leases, along with 75,000 square feet of renewal transactions.
Assistant Vice President - Palm Springs, California 2/94 - 6/97
Managed the day-to-day operations of a 300,000 square foot commercial office and retail property, which included a 30,000 square foot health club. Additional management responsibilities included two low-rise office properties in Woodland Hills and one medical office property in Cerritos. Produced a thorough annual business plan and budget for the Cerritos property after an extensive building renovation was completed.
 
PARTNERS DEVELOPMENT - Seal Beach, California 7/90 - 1/94

Property Manager
Managed the day-to-day operations of the Seal Beach office property on behalf of the Deli Workers Union Pension Fund of New York. Additional responsibilities included managing a 166,000 square foot office property in Orange County.

  • Managed a $12,000,000 building renovation, which included re-skinning the building, upgrading all elevator corridors and tenant restrooms, plus addressing code compliance and seismic issues. Project was completed on schedule and under budget.
  • Maintained positive relationships with tenants by organizing regular construction meetings through each phase of the project. Tenant relation events included presentation of gifts such as hard hats and bottle openers.
  • Developed a quarterly newsletter to tenants providing updates on the renovation and other building-related issues.
LEVERAGED PROPERTIES LIMITED - San Diego, California 5/86 - 7/90

Industrial Group Manager
Had key role in the start-up of fee management services for Leveraged Properties. Supervised a 2-member team in the management of three million square feet of industrial and retail properties on behalf of KOOL Realty Advisors. Prepared monthly reports and annual business plans for a 22-property portfolio.
